Role Summary
The Pre-Construction Project Manager oversees the early stages of Built By DAO’s construction projects, ensuring that planning, budgeting, and design align with organizational goals. This role coordinates with architects, engineers, surveyors, and other stakeholders to create project timelines, manage budgets, and address potential challenges before construction begins. The Pre-Construction Project Manager ensures a seamless transition from planning to execution, laying the groundwork for successful project delivery.
Key Responsibilities
Task Group 1: Project Coordination
Collaborate with architects, engineers, surveyors, and other specialists to finalize project plans.
Act as the central point of contact during the pre-construction phase, ensuring alignment across all teams.
Review and validate project designs, timelines, and budgets to ensure feasibility and compliance with organizational goals.
Task Group 2: Budgeting and Resource Planning
Develop initial project budgets, including estimates for labor, materials, and permits.
Identify potential cost-saving opportunities and allocate resources effectively.
Monitor pre-construction expenditures to ensure they remain within budgetary limits.
Task Group 3: Risk Assessment and Mitigation
Identify potential challenges or risks during the pre-construction phase, including regulatory, environmental, or logistical issues.
Develop and implement mitigation strategies to minimize project delays or cost overruns.
Coordinate with Permit & Regulatory Specialists to address compliance requirements early in the process.
Skills and Qualifications
Required Skills
Strong project management skills with the ability to manage multiple priorities simultaneously.
Proficiency in budgeting and financial planning for construction projects.
Exceptional communication skills for coordinating cross-functional teams.
Preferred Skills
Familiarity with project management software (e.g., Primavera, Microsoft Project).
Knowledge of pre-construction processes and sustainable building practices.
Qualifications
Bachelor’s degree in Construction Management, Civil Engineering, or a related field.
At least 5 years of experience in construction or pre-construction project management.
Certification in Project Management (e.g., PMP) is a plus.
Performance Metrics
Percentage of projects transitioned to construction within timeline and budget.
Number of pre-construction risks identified and successfully mitigated.
Positive feedback from stakeholders and project teams on coordination and planning.
Key Activities
Develop detailed project schedules and milestone charts for pre-construction phases.
Organize and lead regular meetings with architects, engineers, and other stakeholders.
Monitor project deliverables to ensure alignment with timelines and goals.
