Role Summary
The Director of Post-Construction & Property Management oversees the transition of properties from construction to operational management. This role ensures that properties are maintained sustainably, efficiently, and in alignment with Built By DAO’s goals. The Director provides strategic leadership in property operations, tenant relations, and long-term maintenance planning, working closely with property teams and external partners to ensure a high-quality living experience for residents.
Key Responsibilities
Task Group 1: Transition Management
Oversee the seamless transition of properties from the construction phase to operational property management.
Develop and implement transition plans, including final inspections, compliance documentation, and operational handovers.
Coordinate with the Inspection & Compliance Officer to ensure all properties meet regulatory and quality standards.
Task Group 2: Property Operations Oversight
Supervise property management teams to ensure efficient daily operations and adherence to organizational goals.
Monitor performance metrics, such as occupancy rates, maintenance response times, and resident satisfaction.
Ensure long-term property maintenance plans align with sustainability and cost-efficiency objectives.
Task Group 3: Sustainability Leadership
Collaborate with the Sustainability Officer to implement eco-friendly practices across properties.
Monitor energy efficiency, waste reduction, and water conservation initiatives.
Lead efforts to achieve sustainability certifications for properties, such as LEED or WELL.
Task Group 4: Stakeholder Engagement
Act as the primary liaison between property management teams and executive leadership.
Represent the division in discussions with external partners, including vendors, community leaders, and government agencies.
Address escalated tenant concerns and ensure alignment with community engagement goals.
Task Group 5: Financial Management
Develop and oversee budgets for property operations, ensuring cost-effective management.
Monitor revenue streams, such as rental income, and address variances proactively.
Evaluate vendor contracts to optimize services and minimize costs.
Skills and Qualifications
Required Skills
Expertise in property management, operational planning, and tenant relations.
Strong leadership and organizational skills to manage cross-functional teams.
Knowledge of sustainability practices and certifications for property operations.
Preferred Skills
Familiarity with property management software and financial tracking tools.

Qualifications
Bachelor’s degree in Property Management, Real Estate, or a related field; Master’s degree preferred.
Minimum of 7 years of experience in property management or post-construction operations.
Certification in property management or sustainability (e.g., CPM, LEED AP) is advantageous.

Percentage of properties transitioned successfully without delays or compliance issues.
Occupancy rates, tenant satisfaction scores, and maintenance response times.
Cost savings and efficiency improvements in property operations.
Key Activities
Review and approve operational plans for newly transitioned properties.
Conduct periodic audits of property performance and sustainability initiatives.
Collaborate with maintenance teams to address long-term infrastructure needs.

Summary: The Post-Construction Coordinator supports the Director of Post-Construction & Property Management by managing documentation, schedules, and stakeholder communications during the transition phase.
Key Tasks:
Assist in preparing compliance and operational handover documentation.
Track transition milestones and coordinate team schedules.
Act as a liaison between property managers and construction teams during the handover process.
Skills and Qualifications:
Strong organizational and communication skills.
Proficiency with property management tools and reporting systems.
Experience in construction or property administration is preferred.
