Division Overview
The Construction & Property Division is responsible for the full lifecycle of construction projects within Built By DAO, from initial site acquisition and planning through active construction, post-construction management, and ongoing property oversight. This division encompasses specialized teams dedicated to ensuring that projects are designed sustainably, completed on time and within budget, and maintained to high standards after construction. Each sub-division plays a distinct role in achieving Built By DAO’s mission to deliver quality, affordable housing with a focus on environmental stewardship.
A. Pre-Construction & Planning
This team leads the groundwork for all construction projects, ensuring each property is chosen strategically, designed to meet sustainable standards, and compliant with regulatory requirements.
Land Acquisition Specialist – 2A1 Identifies, negotiates, and secures land for projects. Works with local officials and stakeholders to assess property viability and ensure strategic alignment.
Architect/Urban Planner – 2A2 Develops site layouts and building designs that meet sustainability goals. Ensures designs are suitable for community integration and future expansion.
Permit & Regulatory Specialist – 2A3 Navigates local zoning laws, building codes, and regulatory processes to secure necessary permits, coordinating with legal teams and government bodies as required.
Pre-Construction Project Manager – 2A4 Manages the early stages of each project, coordinating with architects, engineers, and surveyors. Oversees the development of project timelines and initial budgeting.
Surveyor – 2A5 Conducts land and topographical surveys to provide essential data for planning. Ensures accurate measurements and terrain assessments to support design and compliance.
B. Construction Management
The Construction Management team oversees the on-site execution of projects, ensuring all construction activities adhere to project plans, schedules, and safety protocols.
Construction Project Manager – 2B1 Leads on-site operations, coordinates team activities, and ensures adherence to timelines and quality standards. Monitors budgets and communicates project updates to stakeholders.
Site Supervisor – 2B2 Supervises day-to-day site activities, including task assignments, team management, and adherence to safety guidelines. Acts as the primary point of contact on-site.
Quality Control Inspector – 2B3 Conducts inspections throughout the project lifecycle to ensure quality standards and regulatory compliance. Documents issues and implements corrective actions as needed.
Construction Scheduler – 2B4 Develops and maintains project schedules, optimizing task sequencing and resource allocation to prevent delays and manage workload distribution.
Cost Estimator – 2B5 Forecasts project costs and manages the budgeting process, including materials, labor, and equipment expenses. Works closely with procurement and finance teams to control costs.
C. Trades & On-Site Personnel
This team comprises skilled tradespeople and specialists who carry out various aspects of construction, ensuring high-quality craftsmanship and compliance with safety standards.
General Contractor – 2C1 Oversees subcontracted work, ensuring that each contractor adheres to project plans, timelines, and quality standards. Manages contracts and resolves on-site issues.
Skilled Tradespeople (Electricians, Plumbers, Carpenters, HVAC) – 2C2 Perform specialized tasks including electrical, plumbing, carpentry, and HVAC installation. Ensure that all work meets industry standards and project specifications.
Site Safety Officer – 2C3 Implements and monitors safety protocols to ensure a safe working environment. Conducts safety inspections, provides training, and addresses any violations.
Environmental Specialist – 2C4 Focuses on minimizing environmental impact during construction by implementing sustainable practices. Monitors waste management, energy use, and emissions.
D. Post-Construction & Property Management
Post-Construction & Property Management takes over once a property is completed, handling the transition from construction to operation and ensuring properties remain well-maintained.
Inspection & Compliance Officer – 2D1 Conducts final project inspections, verifying that all work meets regulatory and quality standards. Manages compliance documentation and resolves outstanding issues.
Property Manager – 2D2 Oversees day-to-day property operations, including maintenance, occupancy, and resident relations. Coordinates repairs and manages vendor relationships.
Sustainability Officer – 2D3 Ensures ongoing sustainability practices within the property, including energy efficiency, waste reduction, and water conservation measures. Monitors environmental performance.
E. Leadership
The leadership team within the Construction & Property Division is responsible for strategic oversight, operational coordination, and regional management to ensure projects are executed efficiently and meet Built By DAO’s standards.
Chief Construction Officer (CCO) – 2L1 Oversees all activities within the Construction & Property Division, setting strategic goals and managing performance metrics. Provides direction for project planning, execution, and property management.
Director of Pre-Construction & Planning – 2L2 Leads the Pre-Construction team, focusing on land acquisition, architectural design, and regulatory alignment. Coordinates with external stakeholders and government agencies as needed.
Director of Construction Operations – 2L3 Manages the Construction Management team, overseeing project schedules, quality control, and cost management. Ensures efficient workflow and resource allocation.
Director of Post-Construction & Property Management – 2L4 Leads post-construction operations, handling the transition to property management and ensuring properties are maintained sustainably and efficiently.
Regional Construction Manager – 2L5 Oversees projects within a designated region, adapting processes to local needs and regulatory environments. Manages regional teams and ensures compliance with regional standards.
