General Contractor

General Contractor

Code: 2C1 Division: Construction & Property Division Department: Trades & On-Site Personnel Reports To: Construction Project Manager Related Roles: Site Supervisor, Construction Scheduler, Quality Control Inspector


Role Summary

The General Contractor manages all subcontracted work on Built By DAO’s construction projects, ensuring adherence to project plans, timelines, and quality standards. This role oversees contract agreements, coordinates daily operations, and resolves on-site issues, ensuring smooth execution of tasks. The General Contractor serves as a bridge between subcontractors and the larger project management team, maintaining accountability and driving successful project outcomes.


Key Responsibilities

Task Group 1: Subcontractor Oversight

  • Monitor and manage the performance of subcontractors to ensure compliance with project specifications.

  • Assign and oversee tasks based on the project schedule, adjusting as necessary to accommodate changes.

  • Conduct regular site inspections to verify work quality and adherence to timelines.

Task Group 2: Contract Management

  • Negotiate and manage contracts with subcontractors, suppliers, and service providers.

  • Review and approve invoices, ensuring costs align with budget agreements.

  • Resolve disputes and enforce contract terms when necessary.

Task Group 3: Issue Resolution and Reporting

  • Address on-site challenges such as delays, material shortages, or quality concerns.

  • Communicate progress, challenges, and updates to the Construction Project Manager and Site Supervisor.

  • Maintain detailed records of subcontractor performance, issues, and resolutions.


Skills and Qualifications

Required Skills

  • Strong understanding of construction processes and subcontractor management.

  • Excellent negotiation and conflict-resolution skills.

  • Proficiency in reading blueprints, project plans, and contract documents.

Preferred Skills

  • Familiarity with construction management software and tools.

  • Knowledge of safety regulations and compliance standards.

Qualifications

  • Bachelor’s degree in Construction Management, Civil Engineering, or a related field (or equivalent experience).

  • Minimum of 5 years of experience in construction management or general contracting.

  • Licensed General Contractor certification (where applicable).


Performance Metrics

  • Percentage of subcontractor tasks completed on schedule and within budget.

  • Number of on-site issues resolved without impacting project timelines.

  • Quality ratings from project managers and stakeholders.


Key Activities

  • Review and approve subcontractor bids, proposals, and schedules.

  • Monitor on-site progress and enforce compliance with safety and quality standards.

  • Conduct regular meetings with subcontractors and site teams to align expectations.


Tools and Resources

  • Construction management software (e.g., Procore, Buildertrend).

  • Contract management systems for tracking agreements and payments.

  • Safety and compliance checklists for on-site evaluations.


Advancement Path

  • Promotion to Senior General Contractor or Regional Construction Manager.

  • Opportunities to transition into roles such as Director of Construction Operations or Risk Management Specialist.

Supplemental Roles

General Contractor Assistant – 2C1-S1

Summary: The General Contractor Assistant supports the General Contractor by managing administrative tasks, coordinating subcontractors, and ensuring project documentation is up to date. This role offers hands-on exposure to construction management and contract administration.

Key Tasks:

  • Assist with subcontractor scheduling and task assignments.

  • Track project progress and prepare reports for review by the General Contractor.

  • Organize and maintain contract documentation, including change orders and invoices.

  • Conduct preliminary on-site inspections to identify and report issues.

Skills and Qualifications:

  • Basic understanding of construction workflows and contract management.

  • Strong organizational and multitasking abilities.

  • Pursuing or holding a degree in Construction Management or related fields is preferred.

Performance Metrics:

  • Timeliness and accuracy of reporting and task coordination.

  • Contribution to resolving on-site issues efficiently.

  • Feedback from the General Contractor and site teams.

Advancement Path:

  • Promotion to General Contractor after gaining required experience and certifications.

  • Opportunities to specialize in contract administration or project scheduling.

Work Environment:

  • Primarily site-based with occasional office work for documentation tasks.
